PROJECT MANAGEMENT – from $600/month
It is recommended to order this service separately after the STANDARD project development is completed. The types of work that are included are:
- Consultations of the construction team on all diagrams and drawings of the design project during the renovation work;
- Development of a schedule of repair work (together with the construction team manager) and control of its deadlines and execution;
- Author’s supervision throughout the entire period of renovation work – verification of the work performed in accordance with the design project to prevent mistakes by the construction team;
- Weekly site visits;
- Correction of the project in case of unforeseen situations during the renovation;
- Consultations with the client regarding all subcontractors and suppliers of goods necessary for implementation;
- Search for goods (equipment) and subsequent negotiations (tender) with suppliers to clarify their technical characteristics, availability (or analogs), cost, terms and conditions of delivery;
- Control of the compliance of goods with regard to complaints and their exchange with suppliers.
The project manager and the author of the design project are assigned to the site to carry out the above-mentioned list of works throughout the entire renovation process. In case of “freezing” of repair works, the service is suspended and resumed if necessary. The cost of the service is calculated individually after the design project is completed.
TERMS OF REFERENCE (TOR)
The calculation of the final cost of a project and its budget for repairs depends on the maximum detailed formulation of the technical task. Several important components are:
- Stylistics (collection of references defining the overall interior style, color scheme, accent details)
- Planning (main preferences for the set of premises and functional purpose)
- Engineering equipment (presence of such systems as ventilation, air conditioning, water purification, smart home system, etc.)
- Budget (forming your expectations for repair costs)
